Safety & Legal

We will ensure that you and your property have all the necessary Regulations, Fire Risk Assessments and Health and Safety aspects covered including Gas Safety Certification each year and an Electrical Installation Certificate if you do not already have one. We’ll also keep you up to date with any changes in Regulations and advise you on how to comply.

Maximising Your Income

We will market your property on the AirBnB platform, advise you of the optimum nightly rates and never drop the price below the minimum you set. We constantly monitor prices to help you maximise the occupancy and income.

Getting Started

We provide a full condition report and contents inventory, a full assessment of the facilities and amenities with recommendations for optimal guest comfort, a maintenance assessment and advice on a planned maintenance programme together with a full checklist of legally required documentation and checks. We arrange professional photography to display your property optimally on the booking portals, compile a guest handbook which includes all the rules, policies and safety standards which the guests are required to abide by plus local places of interest, restaurants and pubs, children’s play areas, local takeaways, wifi information and how to use all the appliances and equipment.

Good Looking

We arrange photography with a local professional and we attend to assist with the staging, included in our set up fee.

Clean & Tidy

We work with local housekeeping businesses who handle change-overs in between guests. The company will normally charge a flat fee per change over clean plus a fee per bed change.  We pass this on to the guests when they book. . This is standard practice and we have found it works well. There is a minimum charge of £100 per changeover, dependent on the size of the property.  We carry out regular inspections to ensure that all standards are maintained. Any damages are reported to us by the cleaners and we take action where possible to recover the costs from guests. We are also the first call for guests in case of emergencies or other questions/queries.

Our Fees

Set Up Fees

Our set up fee is £1,250 plus VAT, please see Getting Started above. If your property needs additional furnishings or amenities, we can source and install these for you at cost plus 10% which includes collection or being available to take delivery. We also work with a very talented interior designer who we can introduce to you if required.

Ongoing Management

We charge a monthly fee of £100 plus 15% of the gross rental income plus VAT. For this we take the property under our all advertising and promotions, enquiries and bookings, communicating with guests, acting as first responders for guests’ needs, organising housekeeping between bookings and arranging routine and emergency maintenance including regular Gas Safety checks, Electrical Inspections and PAT testing, gutter cleaning and replacement of items such as broken glasses or crockery.

We monitor the condition of the soft furnishings to ensure that quality is maintained and will advise you when replacements are needed which we can source from our preferred supplier who deals with hotel quality linens. We can arrange payment of all regular bills, utilities, TV Licence, wifi, cleaning etc from the income received on your behalf. We can arrange a broadband contract if there is none at present.

We provide you with a monthly financial reconciliation which can also be issued to your financial advisor/accountant. Your income after costs and fees will be remitted to you within 5 working days.  Alternatively, you may wish to receive all income direct, we will then invoice you for our fees monthly and remit all third party invoices to you for payment once we have approved them.

Maintenance and Repairs

We will attend to all routine and reactive maintenance in-house which is charged at £50 per hour plus materials, plus VAT. We do not make a call-out charge.

Please note that if a significant item of repair or maintenance is required which costs over £1,000, we charge a 10% fee for specifying the works required, arranging competitive tenders for your approval, instructing the contractor and inspecting works on completion to ensure that they have been done to a good standard before payment.
